Saddleback Cottages Terms & Conditions

This document sets out the terms and conditions applying to Your use of the holiday cottage. If You booked through an agent rather than directly, please refer to the terms and conditions provided by the agent which take precedence over these should there be a conflict.

  1. Making a booking (direct bookings only)
    • To make a booking, please use the booking facility or send an email to enquiries@saddlebackcottages.co.uk  setting out the following information:
      • Your full name and address
      • A contact telephone number
      • A non-work email address (for contact during Your stay)
      • The name of the cottage(s) required
      • Arrival and departure dates
      • The number of adults, children and infants in Your party
    • We aim to respond to all enquiries within 24 hours. Once We have confirmed availability We will send You a letting agreement with the confirmed price by email. This will be treated as a provisional booking and will be held for 7 calendar days.
    • To confirm the booking You must, within 7 days:
      • pay the deposit as stated in the agreement and
      • return the signed agreement.
    • We will accept a digital signature or a photograph of the actual signed agreement returned by email. Alternatively the signed agreement can be posted to Saddleback Cottages, Saddleback Barn, Broughton Beck, Ulverston, LA12 7PH.
  2. Payment terms (direct bookings only)
    • If the booking is made less than 6 Weeks prior to the arrival date, the full amount as shown on the booking agreement is due at the time of booking.
    • If the booking is made more than 6 Weeks prior to the arrival date 25% of the amount due is payable as a deposit and the balance is due 6 Weeks prior to arrival.
    • All Payments must be made:
      • Online via Our booking facility
      • bank transfer to SC Hanson, sort code 40-47-60 Account: 20226688 ref: (enter invoice number) OR:
      • cheque payable to SC Hanson sent to Saddleback Cottages, Saddleback Barn, Broughton Beck, Ulverston, LA12 7PH.
  3. Cancellation by Us
    • If We are forced to cancel Your booking for reasons outside of Our control You will be entitled to a full refund of all rental payments made by the date of cancellation.
  4. Cancellation by You (direct bookings only)
    • If You do not pay the balance when due, this will be treated as a de-facto cancellation and We will re-advertise the property until the balance is paid.
    • If You cancel for any other reason the following amounts remain payable:
    No Weeks prior to arrival when We receive Your noticeAmount payable
    More than 6 weeks ( 41 days) 25% = deposit remains payable
    Less than 6 weeks (42 days) 100% =No refund
    • If You should leave the property early for any reason, no refund is due.
  5. Terms of the let
    • The cottage is to be used for holiday accommodation only and this agreement does not confer any rights on the Lead Guest or any members of his/her party under the Housing Act 1988.
    • The cottage may only be let to the Lead Guest or members of the same party for a maximum of 31 days in any 12 month period.
    • You may not transfer this agreement to another person without Our written agreement.
  6. Arrival and departure
    • Normal conditions: You may arrive any time after 4pm on the day of arrival and must depart by 10am on the day of departure.
    • Covid 19 conditions: If there are any national or local restrictions applying due to Covid19 or a similar emergency event, the arrival time will be 5pm and departure time 9am unless otherwise advised by Us. This is to provide adequate time for additional cleansing of the premises between lets.
    • In all cases We will send an email with arrival & departure instructions approximately 3-7 days prior to the start of Your holiday. Please contact Us if You have not received this within 72 hours of arrival
    • You must remove all personal possessions from the cottage on departure and leave the cottage in a tidy state ready for full cleaning.
  7. Occupancy conditions
    • The numbers in Your party as shown on the booking agreement are the maximum that may occupy the premises overnight. Beds will be prepared for that number only.
      • If You book the Hayloft for 2 persons only and require Use of both bedrooms or;
      • If You book the Hayloft and require the Use of childcare equipment (cot, stairgate etc) please advise Us when confirming the booking.
    • You must not smoke inside the property
    • You must not keep a pet inside the property
    • You must not remove any of the cottage fixtures & contents at the end of Your holiday.
    • You must not cause unreasonable damage to the property and its contents. Accidents do happen – please inform Us on the feedback form of any minor breakages, or equipment failures so We can rectify them before the next let.
    • You must not cause a nuisance or disturbance to people in adjoining or neighbouring properties.
    • We reserve the right to remove any person from the property due to unreasonable behaviour, significant damage to the property or exceeding the stated occupancy.
    • You must allow Us or anyone with Our written permission access to the property at reasonable times of the day to carry out any necessary repairs (subject to reasonable prior notice having been given)
    • If We suspect or know there is an emergency We reserve the right to gain immediate access Using Our key. Every effort will be made to contact You first in this situation.
    • You are responsible for the safe-keeping of cottage keys during Your stay. Should these be lost while in Your possession, or not returned at the end of Your stay We reserve the right to charge You for the full cost of replacement locks.
  8. Facilities
    • Parking is available for one vehicle only. Please park as directed in the arrival email.
    • Cycles There is a Bike shed for 2 cycles for the Stable. Guests in the Hayloft may leave cycles in the owners' garage subject to prior arrangement.
    • We provide bed-linen, towels and tea-towels sufficient for the numbers in Your party and length of stay, together with hand soap and toilet rolls(1 per person)
    • We provide washing up liquid, dishwasher tablets, cloths, binliners and kitchen surface cleaner. We also provide laundry liquid and a drying maiden.
    • Mobile phone coverage There is no mobile phone coverage in Broughton Beck. Ability to Use Wi-Fi calling is subject to Your personal mobile phone contract. If the ability to make telephone calls (including emergency calls) is critical during Your stay You must ensure You have Wi-Fi calling operating on Your phone. There is no landline.
    • Wi-Fi provision is subject to availability and network conditions as provided by Our Internet Service Provider (ISP). It may not be available 24 hours a day and is provided primarily for pleasure rather than for business purposes.
      • Your Use of Wi-Fi assumes acceptance of the general terms and conditions of Our ISP and in particular their Acceptable Use Policy
      • We are only responsible for the provision of the connection and We advise that You take steps to ensure Your safety online. This includes installing a personal firewall and up-to-date anti-virus software on Your devices before using this connection.
      • We do not accept responsibility for any damage arising from Your Use of this Wi-Fi
  9. Insurance
    • We do not accept any liability for loss or damage to Your property or vehicle or any injury to persons while on the premises.
    • You are advised to ensure You have adequate travel insurance that covers holiday cancellation loss of property away from home and adventurous activities (if applicable)
    • We will make all reasonable endeavours to ensure the property is maintained in a clean and safe state. Should You become aware of any unsafe equipment or furniture during Your stay, do not use it and report the same to Us with immediate effect.
    • We do not accept liability for any accident, illness or injury to You or members of Your party while occupying the premises unless We are proven to have been negligent as provided by Law.
  10. Communications
    • Website details We aim to make sure that the information provided is presented accurately on Our website and that of Our agents. It is intended to present a general idea of the arrangements. Not all details of the relevant facilities can be included on all listings. Furthermore, there may be small differences between the actual property/arrangements and its description. This is usually because We are aiming to improve services and facilities. Occasionally, problems mean that some facilities or services are not available or may be restricted. If this happens, We will tell You as soon as reasonably practical after We become aware of the situation. We cannot accept responsibility for any changes or closures to local services or attractions mentioned on Our website or advertised elsewhere. We make reasonable efforts to make sure that information We give You about Your property and its facilities or services, is accurate and complete on the date given.

  11. Complaints
    • We hope You will never need to complain, but if You feel You have a complaint then it must be made to Us during Your stay so We can try and rectify or address the situation to Our mutual satisfaction. Details of how to contact Us can be found on the completed agreement.
  12. Governing Law and Jurisdiction
    • This agreement shall be governed by, and construed in accordance with, English law.
    • Both You and Us irrevocably agree that the courts of England shall have exclusive jurisdiction to settle any dispute which may arise out of, under, or in connection with these Terms or the legal relationship established by them, and for those purposes irrevocably submit all disputes to the jurisdiction of the English courts.
  13. References
    • to "Lead Guest" means the person who made the booking through an agent, or is named on the booking agreement
    • to "You" or "Your" means the person who made the booking/Lead Guest and all members of his/her party
    • to "We" or "Us" means the owners of the property and/or their agents
